Money is tight these days. People are having a hard time paying bills. It is hard to imagine yourself buying a home when your cash flow was not what it was a year or two ago, but there is a way through foreclosures. There are two types of foreclosure listings, free and paid subscription listings. Times being what they are and the fact everyone wants to save money let’s look at free listings.

Sometimes it is a little hard to locate free foreclosure listings but they can be found on the internet using search engines (Google, yahoo etc). Once you find one or more check it frequently as the best homes do not last long at all. Sometimes these listings are through real estate office web sites. The key is to think differently than the average person. Try to find unique ways to locate available homes before others. Make sure that you read all the fine print at these free foreclosure web sites. Sometimes the “free” is for a limited period.

Another great source for foreclosures it the HUD (US Department of Housing and Urban Development web sites. The government and HUD already own these foreclosures. Originally, these were FHA homes. The government is looking to recover the loan amount on these homes only so you can almost always get below value pricing. HUD also has incentive programs for their houses that could also save you up to 50% off the asking price.

A good but less thought of option for finding foreclosures is to contact the REO departments at banks. They handle the homes that the bank has foreclosed on. By making friends within this department, you can get access to foreclosures before they are given to the general public. This is another great way to save a substantial amount, as with the government and HUD the bank is looking to only regain the amount that was owed when the home went into foreclosure.

By the way, by researching and comparing the different free foreclosure listing services in the market, you will be able to determine the one that meets your specific requirements, plus the free or cheaper options. This way you will save time through up to date foreclosure listings and money by getting better results over your investment.
